Ground-Up HVAC and Plumbing Construction in Nashville

Interstate AC partners with general contractors, developers, and building owners to deliver complete mechanical and plumbing systems for new commercial construction across Middle Tennessee.

Systems Built Right the First Time

New construction is the only point in a building’s life when the mechanical and plumbing systems can be installed without working around anything. Everything after that is a compromise with what already exists.

That makes it the highest-leverage phase and the least forgiving one. Undersized equipment, poorly routed distribution, and inadequate access provisions do not announce themselves at occupancy. They surface years later as comfort complaints, high operating costs, and service calls that cost more than they should because nobody left room to reach the equipment.

Interstate AC has been part of Nashville’s subcontracting network for over 20 years, working with developers, general contractors, and architects on new commercial construction throughout Middle Tennessee. Our scope covers large-scale commercial HVAC systems, industrial plumbing infrastructure, mechanical room builds, and specialized systems.

What We Bring to Ground-Up Projects

  • Preconstruction planning and budgeting: Mechanical and plumbing input during design development, when equipment and layout decisions still affect cost rather than just schedule.
  • Complete HVAC scope: Rooftop and packaged units, chillers and cooling towers, boilers, air handling units, VRF, ductwork, ventilation and exhaust, and building automation.
  • Complete plumbing scope: Underground and rough-in, supply and waste distribution, gas piping, water heating, backflow protection, fixtures, pumps, and specialty and process piping.
  • Mechanical room design and build: The room everyone forgets to plan until it is too small.
  • Pipe fitting and fabrication: Steel, copper, PVC, and PEX, with in-house capability for large-diameter and specialty work.
  • Rigging and crane coordination: Large equipment set and placed without waiting on a specialty subcontractor.
  • Permitting, inspection, and code compliance: Managed across Middle Tennessee jurisdictions.
  • Startup, commissioning, and documentation: Verified performance, warranty registration, as-builts, and operator orientation at turnover.

Our Ground-Up Process

Preconstruction: We participate in planning and budgeting, review drawings for constructability, and identify conflicts before they reach the field. Interstate specializes in design build work, ensuring your project is designed right from the start.

Coordination and submittals: Equipment selection, shop drawings, and trade coordination against the building model and construction sequence.

Rough-in: Underground plumbing, overhead distribution, and infrastructure installed in sequence with the structure and other trades.

Equipment set and installation: Rigging, placement, connection, and controls integration.

Startup, commissioning, and turnover: Performance verified against design, systems balanced, documentation delivered, and building staff oriented on operation.

What Separates Mechanical Subcontractors on New Construction

Three things, in our experience.

Schedule reliability: A mechanical subcontractor who misses rough-in dates delays everything behind them. Ours is a scheduling commitment, not an aspiration.

Single-source mechanical and plumbing scope: Awarding both trades to one subcontractor removes the coordination burden from the general contractor and eliminates the finger-pointing that follows a ceiling conflict.

Long-term perspective: We service the buildings we install, including the ones we did not build. That experience shapes how we install: accessible equipment, documented systems, and configurations that a service technician can actually work on in year eight.

Our new construction experience spans commercial office buildings, medical facilities, industrial facilities, warehouses and distribution centers, retail spaces, restaurants, educational institutions, and data centers. Completed projects are documented on our case studies page.

Frequently Asked Questions

Do you work as a subcontractor to general contractors?

Yes. We have been part of Nashville’s subcontracting network for over 20 years and also work owner-direct depending on project structure.

Do you handle both mechanical and plumbing scope on new construction?

Yes, under one contract. That removes a coordination seam and gives the general contractor one party accountable for both packages.

Do you offer design-build as well as plan-and-spec?

Both. Our design-build team engages early on projects where mechanical input during design adds value, and we bid traditional plan-and-spec work as well.

Can you handle large or specialized equipment?

Yes, including rigging and crane-supported equipment sets, chiller and boiler installations, process piping, and large-diameter plumbing work.

Do you handle permitting and inspections?

Yes, across Middle Tennessee jurisdictions as part of the project scope.

Do you service the buildings after turnover?

Yes. We provide ongoing maintenance and 24/7 emergency service through our preventative maintenance agreements, which many owners set up at handoff.
