Design build

Traditional project delivery separates design from installation. An engineer specifies the system, a contractor installs it, and the gap between those two responsibilities is where change orders live.

Tenant improvement

Tenant improvement work has a different problem set than new construction. The building exists, the systems are already installed, the drawings may not match what is actually above the ceiling, and there are frequent occupants in the space next door who expect their lights and water to keep working.

Ground up

New construction is the only point in a building’s life when the mechanical and plumbing systems can be installed without working around anything. Everything after that is a compromise with what already exists.
